PONDEROSA ASSOCIATION MANAGER REPORT – NOVEMBER 07

  1. Nancy ordered a 20 yard dumpster for the Ponderosa and Tony filled it and they picked it up today. He has really cleaned up the whole area around the caretaker house and the shop.  It looks great.
  2. Paul and Tony have finished with preparing the equipment for winter.  The Big plow truck has been gone through and is ready except for needing a couple of warning lights installed.  The plow pickup has new springs, new studded snow tires, new brakes and work was done to fix up the actual plow. It also needs a couple of warning lights for safety.
  3. The back hoe needed a new master cylinder for the brakes and it was              done today and will be ready to go for the weekend green belt clean up.
    1. I am going to pick up a rental chipper on Friday and Judy Toenyan has set up workdays for Saturday and Sunday of this week to clean up the area around the water tank.  Tony is going to run the chipper on Saturday and I will run it on Sunday.  Please encourage your friends and neighbors to volunteer to help.
    2. Paul and I met with Pat Green, who was the owner of the Thoroughbred lots before he sold them.  He hired someone to take care of preparing the water system and Paul and I passed it last week and it is now turned on for the homeowners.  He also hired a contractor to grade the road and do cleanup around the whole Thoroughbred area.  He has assured us that he will meet with the home owners and Forsgren to get the road taken care of.  It appears that he has taken over for Mike Yaskus and will make a "good faith" effort to fix the road to our specifications.  It appears to be a Big Breakthrough!
    3. I also met with Pat about the new area that he and Mike Yaskus own behind lot 6.  I told him of our concerns and he said he would address our issues.
    4. Paul and I spent most of the day on Monday meeting with county officials regarding the work being done behind our lot 6.  I have plenty of information to share with you this weekend.
    5. As you are aware by now, the ballot went in the mail last week and the Needler went in the mail on Monday.  Thanks to Pam Nicklas and her crew for taking care of the mailing and thanks to Nancy who prepared the labels for both mailings.
