PCC ASSOCIATION MANAGER REPORT
FEBRUARY 2008 

1. Managed PCC office on a daily basis
1. Answered emails and phone calls.
2. Met with maintenance employees.
3. Kept information up to date and posted on bulletin boards.
2. Met with new board members Jeanne Whitlow and Pete Smith
1. Prepared new board member booklets for them.
2. Went over board members responsibilities.
3. Set up communication expectations.
3.  Met with Dick Nicklas regarding audit for our water system
1. Previewed needed financial documents with Dick.
2. Delivered needed documentation to Dick Nicklas.
3. Sent payment to Cordell & Nehr for final audit.
4.  Met with Tim Olsen to facilitate 2008 Needlers.
   1. Articles may come to our office or to Tim.
   2. Timelines were established.
   3. Association Manager expectations were discussed.
5. Continued to work on first Ponderosa Group Email List
1. Added new members as we received their information.
2. Sent out two group emails in January 08.
6. Worked with buildings and grounds on Caretaker House needs.
1. Went over needs with Tony and made an outline.
2. Scheduled trip to Home Depot in February 08.
7. Facilitated Workshop and February Board meeting for Board
1. Scheduled and set up clubhouse for meetings.
2. Provided needed reports for both meetings.
3. Presented Association Manager Reports.
8. Reviewed new board member notebooks and documents
1. Copied and put together new notebooks.
2. Copied and put together new member packets.
3. Copied and put together Bylaw booklets and Policy and Procedure booklets.
9. Finalized with Webb Accountancy and the Ponderosa Board, the 2008 transition of our books back to the Ponderosa
   1. Assisted Nancy with 2008 invoices to home owners.
   2. Assisted Nancy with February Financial Reports.
   3. Worked on delinquent accounts and made phone calls.
   4. Assisted Nancy in the set up of 2008 Quick Books.
10. Hired Denise Darling to assist with year-end financial reports.
1. Quarterly Reports were filed and checks sent.
2. Employee W-2’s were filed and sent.
3. 2007 books prepared by Webb were reviewed and finalized.
11. Met with Paul Johansen regarding the need for a snow blower.
1. Made a trial run with a hired snow blower.
2. Did some research on costs of a snow blower.

Met with Paul Johansen regarding our 2008 M & O Roads Budget.

1. Getting estimates for paving our roads.
2.  Discussed estimates for road cleaning and dust control.
