Minutes of April 10, 2010 board meeting accepted and unanimously approved.
Outcome of May 29th 9:30am Executive Session. The board will impose a fine of $3000.00 on Ponderosa homeowner located at 24628 Spur for cutting of trees on Ponderosa property and illegal grading.

Treasurer’s Report:
A/R report: outstanding HOD balance of $130,000 YTD: second billing yet to be mailed
LaMaster & Daniels annual report has been received but yet to be reviewed by Treasurer
Treasurer to begin review and alignment of FY and Operational Year.

Old Business:
Title Research Project: We have received approx 50 signed owners’ certificates as of May 28th. A reminder has been sent to all remaining owners as a courtesy. 35 have been recorded with Chelan County.
Riata Grading and Payment: Payment has been received and funds realized.
Water Project Funding Update: Our application was not approved. Applications were awarded to those projects with serious risk to health. All financing options will be reviewed to fund this project. Jeanne to discuss options with Rose Running at the Rural Water districts.
Neighborhood Rental Follow-up: Continued effort will be made to assist with neighbors and their concerns regarding rentals. A list of items has been brought forward to assist with concerns.
Camp 12 Road update: The DNR have decommissioned Camp 12 road and have made the road impassable and is not a viable fire escape route for Ponderosa homeowners. Jeanne has requested DNR post “road closed” signs on both Camp 12 road access points.
New Business:
Annual Members meeting: Scheduled for 10:00am Sunday May 30th. Agenda available and check-in for members will be required.
Security: Private Security in place for the holiday weekend. This test will allow the board to review the needs of Ponderosa security for future holiday weekend.
Home Security: Rashes of robberies have been reported in the Plain/Lake Wenatchee area. Thieves have been targeting part-time properties owners. Take precautions with properties - Install motion sensing lights when possible and keep your porch light on. Be mindful of your neighbors and their property.
Association Managers report:
Clubhouse Septic improvements have been completed and have been tested.
Grading and dust-control for all roads has been completed. The Ponderosa maintenance crew has developed an improved dust-control process at significant cost-savings to the Ponderosa.
Pool pumps failed and two new pool pumps have been installed.
Shop & Safety improvements continue per the WISHA requirements.
Booster Pump replacements: Insurance will cover the cost of replacement. H2O engineer Bill Schmidt recommends replacing with an improved pump. Insurance will pay for repair/ replacement and troubleshooting for a total of $4k.
Motion made to authorize Mary to proceed with VFD pump up to $8k from replacement of booster pump funded partially from insurance and M&O water

Reducing Speeds within the Ponderosa: Pete Smith to further investigate speed-bumps.
Can regular office hours be posted at the office? Mary will work to establish regular summer office hours and post them.
