PONDEROSA COMMUNITY CLUB, INC.
BOARD MEETING AUGUST 12, 2006

The meeting was called to order by President Jim Lawson. Board members present included Roy Daggett, Judy Toenyan, Melanie Green and Mike Curti.

The minutes of the previous meeting were read and approved.

Vice President Report: Melanie reported cash on hand for the social committee of $286.41. There will be a quilt retreat on September 23 rd. BBQ today after the meeting. Everyone is invited to help celebrate our volunteers. Report accepted.

Secretary Report: Nothing to report:

Water Report: Dick Nicklas reports that all project construction work and testing has been completed. The operation and maintenance manual is expected to be completed by the end of the month, followed by a training session for the M & O staff. The State has tentatively agreed to the deletion of the chlorinator from the project scope and has authorized a one year extension of our loan agreement. The project is within budget.

Report accepted.

Building/Grounds: Once again, this committee has been busy. The playground area was raked and sanded by volunteers. The playground structure is partially installed, due to lack of help. A big thanks to Terry Wegman for stepping in to help. Work should be completed by next week. Fire extinguishers have been purchased and installed in areas recommended by Chief Bruce. Quotes have been received for new signs in the pool area and park areas. Grass seed has been purchased to plant on the baseball field in late fall. A community volunteer will offer his services. The clubhouse has been treated by Apple Valley Pest Control and next time out will be later in August. Lighting recommendations have been received for the clubhouse. Now looking for an electrician to give quotes. Nancy thanks the Board for their support and Rick and Reida for going out of their way to help. Report accepted.

Ombudsman Report: Nothing to report.

Roy reported that the name of the new road is Throughbred Lane. It is almost done, with just a few issues left to resolve. The Ponderosa will receive $5,000. to chip seal and all attorney fees will be paid by the developer. An answer to last month’s question, an owner cannot build within 200 feet of the water according to Chelan County. Report accepted.

Treasurer’s Report: $88,888 was deposited in the water account. Line items in the general account will be available in the office shortly after today’s meeting. The mosquito account has been closed. Report accepted.

President Jim thanked the Committees who have sent us their budget report for next year.

In regard to the Social Committee having its own line item, the Board will try and find someone to write a “Con” statement. Pam and Sharyl will write the “Pro” statement. Jim read a letter from Mike Smith regarding the easement off P P Road across from the Attorney was contacted and he sees no problem with what the Board is doing. No title or deed has exchanged hands. Jim then read the copy of document that was written . The property owner consented and signed. If ownership is changed, the agreement is revoked. Reported accepted.

Greenbelt Report: Judy read Bobbie Lambert’s report on work done by the greenbelt committee. Additional tarps were put on the safe zone piles. A new trail was started off Camp 12 road. Aster and Balsamroot trails were cleared. Wood was purchased to build a new bridge over the irrigation ditch on the new trail. Thanks to Mary Funke for her help to clear Mockorange trail.. Mary Bunney weeded the slope outside of the pool. A budget was developed for 2007 and 5 benches were ordered for use on trails and in the new park.

Bobbie Lambert again questioned the logging area and feel it should be cleaned up. Sharyl Nelson will check on a chipper for the area. The Ponderosa has received $2,000 from the homeowner who we granted an easement too, to be used for a chipper to be purchased for incidental projects within the Ponderosa. Report accepted.

New Business: Nancy Melson asked about one of our employees who has had some stress related issues. Jim explained that he is being treated by a doctor and the Board has given him a second chance. There are certain conditions that will be required in order for him to continue working.

Nancy wanted to thank whoever raked the playground. Apparently it was done by Rick.

She also has some young people who have volunteered to work in the playground area if someone wants to supervise. Also the slab for the pickleball court has to be removed and re-poured.

There being no further business, the meeting was adjourned.
